# LoanPlanKit > Free loan and mortgage calculator and loan guide with October 2026 rates and lending rules for 20 countries. It shows the monthly payment, the effective interest rate (APR, called EKS, EOM, TAEG, TAE, RRSO, JKP, APRC or comparison rate locally), total interest and fees, a stress test for rising rates, an affordability check against local rules and a yearly repayment schedule. Every country has a short address with its code (for example https://loanplankit.com/ba/, https://loanplankit.com/de/, https://loanplankit.com/us/) in the local language, plus an English version at //en/ for non-English countries. Made by Limitless (OD LIMITLESS), Ilidza, 71210, Bosnia and Herzegovina. Results are informational: typical rates are examples from central bank statistics and published offers, and banks price each loan individually. Contact: info@limitless.ba. Last updated: 2026-10-16. Default language: English. Sister sites: https://netsalarykit.com (salary) and https://mypensionkit.com (pension). ## Method - Annuity (equal payments) and linear (equal principal) schedules with monthly payments. - Effective rate: EU countries and the UK use (1+j)^12-1, where j is the monthly rate that equates the net amount received (loan minus upfront fees) with all payments including monthly costs. US, Canada and Australia use the nominal j x 12. - Canada: fixed mortgages compounded semi-annually. Switzerland: affordability at 5% imputed rate plus 1% maintenance plus amortisation to two thirds over 15 years, max one third of gross income. Canada: stress test at max(5.25%, rate + 2). Australia: 3 point buffer. Ireland and UK: loan to income limits. ## Calculators - [Albania loan calculator 2026](https://loanplankit.com/al/en/) (local language: https://loanplankit.com/al/): In Albania loans are offered in lek or in euro. - [Australia loan calculator 2026](https://loanplankit.com/au/): Most Australian home loans have a variable rate that follows the RBA cash rate. - [Austria loan calculator 2026](https://loanplankit.com/at/en/) (local language: https://loanplankit.com/at/): In Austria variable-rate mortgages were long the norm, but fixed rates for 10 to 20 years are now just as common. - [Bosnia and Herzegovina loan calculator 2026](https://loanplankit.com/ba/en/) (local language: https://loanplankit.com/ba/): Banks in Bosnia and Herzegovina lend in convertible marks (KM), often with the rate linked to the 6 or 12 month Euribor. - [Canada loan calculator 2026](https://loanplankit.com/ca/): Canadian mortgages are usually signed for a 5 year term inside a 25 year amortization, and fixed rates are compounded semi-annually, not monthly. - [Croatia loan calculator 2026](https://loanplankit.com/hr/en/) (local language: https://loanplankit.com/hr/): Croatia uses the euro, and the Croatian National Bank (HNB) sets clear lending limits. - [France loan calculator 2026](https://loanplankit.com/fr/en/) (local language: https://loanplankit.com/fr/): French mortgages are almost always fixed for the whole term. - [Germany loan calculator 2026](https://loanplankit.com/de/en/) (local language: https://loanplankit.com/de/): German mortgages (Baufinanzierung) are usually fixed for 10 to 15 years, with an agreed repayment rate of 2% to 3% a year. - [Ireland loan calculator 2026](https://loanplankit.com/ie/): Irish mortgage offers show the APRC (annual percentage rate of charge), the total yearly cost including fees. - [Italy loan calculator 2026](https://loanplankit.com/it/en/) (local language: https://loanplankit.com/it/): In Italy the nominal rate is called TAN and the total yearly cost TAEG. - [Netherlands loan calculator 2026](https://loanplankit.com/nl/en/) (local language: https://loanplankit.com/nl/): Dutch mortgages are usually fixed for 10 to 20 years and must be repaid in full within 30 years (annuity or linear) to keep mortgage interest tax relief. - [North Macedonia loan calculator 2026](https://loanplankit.com/mk/en/) (local language: https://loanplankit.com/mk/): In North Macedonia the total yearly cost of a loan is shown as the annual percentage rate of total costs, GSVT (godishna stapka na vkupni troshoci). - [Poland loan calculator 2026](https://loanplankit.com/pl/en/) (local language: https://loanplankit.com/pl/): In Poland the total cost of a loan is shown as the RRSO (rzeczywista roczna stopa oprocentowania). - [Serbia loan calculator 2026](https://loanplankit.com/rs/en/) (local language: https://loanplankit.com/rs/): Most housing loans in Serbia are in dinars indexed to the euro, so the payment depends on the euro exchange rate as well as on the interest rate. - [Slovenia loan calculator 2026](https://loanplankit.com/si/en/) (local language: https://loanplankit.com/si/): In Slovenia the effective interest rate is called EOM (efektivna obrestna mera). - [Spain loan calculator 2026](https://loanplankit.com/es/en/) (local language: https://loanplankit.com/es/): In Spain the nominal rate is called TIN and the effective rate TAE. - [Sweden loan calculator 2026](https://loanplankit.com/se/en/) (local language: https://loanplankit.com/se/): Most Swedish mortgages have a variable rate with a 3 month fixed period that follows STIBOR. - [Switzerland loan calculator 2026](https://loanplankit.com/ch/en/) (local language: https://loanplankit.com/ch/): Swiss mortgages are among the cheapest in Europe, but banks test affordability with an imputed rate of 5%, far above today's rates. - [United Kingdom loan calculator 2026](https://loanplankit.com/uk/): Most UK mortgages are fixed for 2 or 5 years. - [United States loan calculator 2026](https://loanplankit.com/us/): Most US home loans are 30 year fixed-rate mortgages, so the payment never changes. ## Rates, rules and examples by country (October 2026) ### Albania (ALL, effective rate called NEI) - Average lek mortgage rate: about 3.8%. Consumer loans cost about 8.7% on average, and the NEI can be much higher on small loans. - Fixed or variable: Lek variable loans in Albania often follow the yield on 12 month treasury bills, while euro loans follow the 6 or 12 month Euribor, about 3% in October 2026. If your income is in lek, a euro loan also carries exchange rate risk. - How much can I borrow: Albania has no single legal ceiling on payments, but banks usually keep total loan payments below about 50% of net income and lend up to about 70% to 80% of the property value. Enter your income to check your ratio. - Early repayment: Yes. You can repay early. The bank may charge a capped fee on fixed-rate loans, usually up to 1% of the repaid amount, and variable-rate loans can usually be repaid without a fee. Check the contract. - Example mortgage / housing loan: 10,000,000 ALL over 20 years at 3.8% with 50,000 ALL upfront fees and 0 ALL monthly costs: payment 59,549.37 ALL per month, total interest 4,291,848 ALL, NEI 3.93%, payment at +2 points 70,494.10 ALL. - Example personal loan: 1,000,000 ALL over 4 years at 8.7% with 10,000 ALL upfront fees and 0 ALL monthly costs: payment 24,742.84 ALL per month, total interest 187,656 ALL, NEI 9.63%, payment at +2 points 25,700.08 ALL. - Example car loan: 2,000,000 ALL over 5 years at 8.7% with 20,000 ALL upfront fees and 0 ALL monthly costs: payment 41,226.12 ALL per month, total interest 473,567 ALL, NEI 9.52%, payment at +2 points 43,186.22 ALL. - Sources: https://www.bankofalbania.org/Statistikat/Statistikat_monetare_financiare_dhe_bankare/Normat_e_interesit/, https://www.bankofalbania.org/Mbrojtja_e_konsumatorit/ ### Australia (AUD, effective rate called comparison rate) - Average variable owner-occupier rate: about 6.5% in October 2026. Fixed periods of 1 to 5 years are available, but rates usually revert to variable afterwards. - How much can I borrow: Lenders must test whether you could pay at your rate plus 3 points (the APRA buffer) and still cover your living expenses. They also look at debt to income: above 6 times income is considered high. The calculator applies the 3 point buffer when you enter your gross monthly income. - Early repayment: Variable-rate home loans can be repaid early at any time without a break fee. On a fixed loan you may pay a break cost if rates have fallen since you fixed, and extra repayments are often limited to about 10,000 AUD a year. - Example mortgage / housing loan: 600,000 AUD over 30 years at 6.5% with 600 AUD upfront fees and 0 AUD monthly costs: payment 3,792.41 AUD per month, total interest 765,267 AUD, comparison rate 6.51%, payment at +2 points 4,613.48 AUD. - Example personal loan: 30,000 AUD over 5 years at 9.24% with 250 AUD upfront fees and 0 AUD monthly costs: payment 626.25 AUD per month, total interest 7,575 AUD, comparison rate 9.6%, payment at +2 points 655.87 AUD. - Example car loan: 30,000 AUD over 5 years at 7.8% with 300 AUD upfront fees and 0 AUD monthly costs: payment 605.42 AUD per month, total interest 6,325 AUD, comparison rate 8.23%, payment at +2 points 634.46 AUD. - Sources: https://www.rba.gov.au/statistics/cash-rate/, https://moneysmart.gov.au/home-loans, https://www.apra.gov.au/ ### Austria (EUR, effective rate called Effektivzins) - Variable mortgages cost about 3.4% and 20 year fixed mortgages about 3.94% in 2026. - FMA guideline: LTV up to 90%, debt service up to 40% of net income, term up to 35 years. - Early repayment of a fixed-rate mortgage costs at most 1% of the repaid amount. Personal loans are usually 6% to 9%, and the effective rate can be clearly higher because of processing fees. - Fixed or variable: Variable loans in Austria usually follow the 3 or 6 month Euribor, about 2.6% to 3% in October 2026. Because the gap to fixed rates is small, many borrowers now choose 10 to 20 years fixed. - How much can I borrow: The FMA guideline expects total loan payments up to 40% of net income, a loan up to 90% of the property value and a term up to 35 years. Banks often apply stricter limits in practice. Enter your income to check your ratio. - Early repayment: Yes. For a fixed-rate mortgage the fee is capped at 1% of the repaid amount. Cash loans are typically 5% to 8% and car loans around 6%. - Fixed or variable: Most variable loans in Bosnia and Herzegovina follow the 6 or 12 month Euribor, which rose to about 3.2% after the ECB raised rates in June and September 2026. Fixed periods of 5 to 10 years are common for housing loans. - How much can I borrow: There is no single legal ceiling, but banks usually keep all your monthly loan payments below about 50% of your net income and lend up to about 80% of the property value. In the Federation of BiH a non-purpose cash loan can be at most 50,000 KM over 10 years. Enter your income in the calculator to check your ratio. - Early repayment: Yes. You can repay all or part of a consumer loan at any time. Personal loans usually cost 8% to 12%. - Fixed or variable: Canadian variable mortgages follow your lender's prime rate, 4.45% in October 2026, minus or plus a set discount. The Bank of Canada rate is 2.25%, so variable is currently cheaper than fixed, but it moves with every rate decision. - How much can I borrow: To qualify you must pass the stress test at the higher of 5.25% or your rate plus 2 points. At that rate your housing costs (GDS) should stay below 39% and all debts (TDS) below 44% of gross income. Almost all buyers fix their rate for the whole term, so the main risk is the cost of borrower insurance, not rising rates. - How much can I borrow: The HCSF limits total loan payments, insurance included, to 35% of net income, with a maximum term of 25 years. Banks also look at what remains to live on after payments. Enter your net income in the calculator to see your rate of indebtedness. - Early repayment: Yes.
